The ground floor welcomes you with an inviting entrance that seamlessly merges into the living area, adorned with comfortable sofas, a dining space, and a fully equipped open kitchen boasting modern appliances and conveniences. Ascend to the first floor where you'll find two of the bedrooms, one of which has a picturesque view of the lake. The garden level hosts the third bedroom, which has direct access out to the garden.

Outdoors, enjoy sitting on the partly covered terrace with captivating lake vistas, equipped with a plancha for outdoor dining. The private heated pool, secured with a safety cover, awaits your leisure moments on the sun terrace.

The villa sits in the hills above the village of Veyrier du Lac at the sunny side of Lake Annecy. The villa has a beautiful lake view; the beach of Veyrier is 600m away. The villa is near the village’s centre with all convenience stores (bakery, grocery store, restaurants, pharmacy, doctor). Water sports are an 800m walk. The city of Annecy is accessible by bike via the bike path. Parapente, riding and Golf in Talloires within 5 km. Veyrier du Lac has 2200 inhabitants and is situated at the sunny side of Lake Annecy.

Please note: The first-floor bedrooms offer a refreshing system for the summer. The garden level may be occasionally occupied by the owner's son, and an independent studio is located at the backside of the villa. There's a small road below the house with minimal traffic, perceptible from the terrace due to passing vehicles (max speed: 30 km/h). Two adult-sized bikes are available, and the lake is easily accessible on foot during the summer.
