Villa Stanzia Sparagna is an exquisite property in a secluded location. It is an ideal retreat for those seeking complete peace and quiet in a natural setting, yet close to the most popular places - such as historic towns, beaches, top restaurants and wineries in northwestern Istria. Stanzia Sparagna has been owned by the same family for more than two centuries and was thoroughly renovated from 2020 to 2022. All work was carried out by local craftsmen using traditional techniques and renewable materials. The core of the property is a carefully renovated stone house with contemporary designed interiors, a 12.5 meter long pool and a rooftop viewpoint, nestled in the rolling rural landscape. The spacious day zone, consisting of kitchen with dining area and living room with open staircase, occupies the entire first floor. This area is separated from the garden and terrace by six glazed double doors. The front terrace with an old stone table covered by a pergola of jasmine and wisteria overlooks the pool with olive trees and vineyards in the background. Outside you will find the pool with swimming jet, an outdoor shower and a separate toilet. The shaded terrace behind the kitchen with vegetable garden is used for al fresco dining next to an old oak tree, with views of the picturesque village of Kostanjica in the distance. Each of the 5 bedrooms has an en-suite bathroom and windows with stunning views. On the second floor there is a master bedroom with its own bathroom and another bedroom with its own exit to the garden. On the second floor there are 3 bedrooms with high ceilings and traditional sloping ceilings. Two of them have en-suite bathrooms, while the largest also has windows on both sides that connect it to the landscape.

This part of Istria has a lot to offer. Take the opportunity to visit nearby towns such as Buje, Oprtalj, Motovun and Vizinada. Discover the beautiful landscape while hiking and cycling. Discover the famous Parenzana route by bike and try the specialties of the region's typical local restaurants. You can even try your luck at a truffle hunt! Novigrad, Umag and Porec are tourist coastal towns that are easily accessible and offer a variety of leisure facilities, beaches, nightlife, bars and restaurants as well as many sports facilities.
