This villa in Cap Bénat, Bormes les Mimosas, is part of a private estate and offers its residents exclusive access to the beach. The hillside villa offers spacious accommodation on two different levels. Upon entering the villa you will find an air-conditioned living area with an open-plan kitchen and dining area. The fully equipped kitchen has major appliances and a central island, while a sheltered terrace with a gas barbecue offers additional outdoor space. There are four bedrooms one on the ground floor and three on the lower level, each with double beds and en-suite shower room or separate WC. On the covered terrace there is a table tennis table, a heated, alarm-secured pool and fenced gardens on different levels. There is parking for three cars on the property. The villa is located in the heart of the private and gated estate of Cap Bénat and offers access to the private beaches of the Cap Bénat and Gaou Bénat areas. The property's restaurant (on the beach) is open from 1 May to mid-September (accessible by car). Cap Bénat is a 2500-hectare rocky promontory on the Mediterranean coast of the Var in Bormes-les-Mimosas. It is considered one of the most prestigious places on the Var coast. The nearest shops can be found in Bormes les Mimosas, about 8 km away. Please note that special rules apply on the Cap Bénat estate, including quiet hours from 23:00. If disturbances at night require the intervention of the caretaker, the full deposit may be retained. Exclusive holiday villa in the heart of the Cap Benat estate.
