There is a car park directly behind this pretty villa. There are no roads nearby and therefore no noise or disturbance. Villa Viterbo is situated in an inviting rural location and offers ideal conditions for an all-round relaxing holiday. The secluded site offers a very peaceful environment due to the large lawn area bordering a small forest, which is particularly suitable for a wonderful holiday. Trees and shrubs are planted on the plot between the pool and the villa and line part of the terrace; they exude a lot of charm and bring typical Mallorcan features much closer, creating a very romantic and cosy ambience. The property offers a breathtaking view: The view extends over the slightly hilly landscape to the distant mountains and further out into the typical Mallorcan open landscape, where you can just make out the Mediterranean Sea. Pure holiday pleasure! The spacious pool area with outdoor shower blends harmoniously into this property. The pool itself measures 8 x 8 metres and is between 1.25 m and 2.25 m deep, inviting you to slowly dip in and swim. The pool is tiled in yellow. In direct sunlight it takes on beautiful green-blue-yellow tones - simply enchanting! After a swim, you can relax on one of the many sun loungers, under a couple of parasols if you wish, and make yourself comfortable on the surrounding terrace. If the weather is nice, you should enjoy your breakfast and dinner on the terrace in front of the living room. The charm of Villa Viterbo really comes into its own here. Here you can enjoy the atmosphere around a large dining table with comfortable chairs and soak up as much of it as possible. A particular highlight is the fact that the house offers plenty of sun thanks to its small overhang; however, it also offers shady spots. When you look at the building from the outside, you will notice another striking feature: The villa consists of a traditionally restored part, built from old stone typical of the island, and a very modern extension reminiscent of a designer villa.

Entering the villa from the terrace through the large archway, you are greeted by the large, bright living room with its tasteful and cosy furnishings, a lovely space to linger in. The furnishing style is very light and the design is minimalist. The large windows and wide glass patio doors are worth mentioning, allowing plenty of light and atmosphere into the villa. Light-coloured floor-length curtains bring cosiness to this wonderful room. The room also has a high ceiling, which emphasises the generous feeling of space. The floors in almost all rooms are covered with earth-coloured tiles. Together with the large, well-positioned plants, this creates a Mediterranean atmosphere throughout. The very interestingly designed open-plan kitchen, fully equipped with modern technology, leaves nothing to be desired. Two modern architectural styles meet here - the traditional and the modern - to create a particularly appealing and colourful result. How delicious is the first morning coffee from the coffee machine!
The bustling character of the island is reflected here in the morning and evening sunlight. To the right of the living room is a spacious, attractive bedroom with adjoining bathroom. An open staircase connects the living room to the first floor. Here there is an open-plan area with another cosy bedroom and bathroom. Back in the living room, you enter the modern extension, where you will find the kitchen and two further bedrooms, each with two beds and another bathroom. The four double bedrooms are all cosily furnished and have a partially open roof balcony, which creates a completely natural atmosphere and invites you to enjoy a restful night's sleep. The three bathrooms are all tiled, equipped with showers and furnished in a functional, uncluttered style. On cooler spring and autumn days, the heating provides cosy warmth.

The nearest town is Son Servera, 3.2 km away, whose Friday weekly market should definitely be on the programme. The charming town of Artà, which also has an impressive weekly market, invites you to linger and stroll around. A visit to the cafés and restaurants in the old town, also next to the fortress on the hill, is always worthwhile. The nearest golf course (Pula Golf) is 2.4 kilometres away. The nearest beautiful natural beaches are only 5 km away. The architecturally remarkable Villa Viterbo is situated in an absolutely quiet, secluded location in the east of the island near a small wood. From the property you have a wide view of the sea. The nearest town of Son Servera is only 2.5 km away. The small but beautiful town of Artà with its famous weekly market and great shopping facilities is within easy reach. The beaches are only approx. 5 km away.
