Country estate in an idyllic location with three modern holiday homes and its own lake

This beautiful country estate lies in unspoilt nature near the west coast of Scotland. It comprises the main house and three different holiday homes built to modern ecological standards, as well as extensive meadows and fields plus its own lake: Loch Tromlee. Highland cattle and many sheep are also part of the scenery.

The country estate itself is ideal for those who enjoy the Scottish countryside with its peace and quiet, and want to go exploring on long walks and hikes. Loch Tromlee offers visitors to Ballimore the possibility to go fishing and there is a small golf course in the nearby village. The property is ideal for large families and groups.

There are numerous fascinating places to visit nearby, such as Oban, an interesting ferry port, from where ships regularly sail to the island of Mull, and also to Scaffa, the bird sanctuary. Technology enthusiasts should visit the Bonawe ironworks, which were founded in 1753. Ballimore is within easy reach from both Glasgow and Edinburgh - both routes lead through a Scotland that will meet all expectations.

The water supply for all three houses comes from its own mountain spring. It runs through four different filters that are regularly changed and a UV light filter system. No substances such as chlorine are added to the water, which means that sometimes the water can be slightly coloured, owing to the peat content of the earth, but this is harmless. The water is subject to regular strict checks. It is rare to have good mobile phone reception in the Scottish highlands. Within the garden and in the houses there is no mobile reception, but the Internet connection in the main house and in the lodge works seamlessly and there is also a mainline connection in both houses for emergencies.

The West coast of Scotland features a varied and dramatic landscape with hills (bens and munros), valleys (glens) and lakes (lochs). The little village of Taynuilt lies two hours to the north of Glasgow. Just before, a single-track road leads southwards towards Kilchrenan and after about 9km on the left lies Baltimore Farm Estate with Loch Tromlee in the foreground and Ben Cruachan in the background. A three-kilometre-long field track leads to the north-east past the loch to the estate with the main house, cottage and lodge. The surroundings are fantastic for walking, hiking and fishing. The surrounding fields and forests are home to a large number of birds (from sparrows to eagles) and other wild animals such as deer, otters and foxes. Freedom to roam applies in Scotland, which means that one can walk wherever one likes, as long as nature, fences and gates are left as they are found. You can therefore go on great walks from Ballimore such as to Loch Awe or Loch Tromlee, complete the Kilchrenan Circle or admire the Pass of Brander from above. You can explore Glen Nant nearby, or Loch Etive and visit the Avich Falls. In Kilchrenan there is a great pub with good food and there are shops in Taynuilt (butcher and grocery shop), as well as in Oban about 35 minutes away (Aldi, Lidl, Tesco and co.).

Well-equipped and furnished cottage

The cottage on Ballimore Farm estate is on the same site as the houses nos. 647428, 647949 (Orchard View) and 647952 (Field View).

The cottage with around 45m² of living space can accommodate two people. The cosy living room with its efficient fireplace stove, comfortable sofa bed and armchair, dining table and TV invites you to relax. The kitchen unit is compact and provides everything you need for cooking on holiday. The bedroom is furnished with a kingsize bed (160 x 200cm), two bedside tables, a dresser and two big built-in cupboards. The bathroom is fitted with a toilet, washbasin, bath with shower attachment and a towel radiator. The cottage is heated by the wood/charcoal stove in the living room, which exudes pleasant warmth throughout the house by conducting the heat through the underfloor heating. Wood and charcoal are provided on arrival, additional stocks can be purchased from the owner.

The cottage, together with the main house, the lodge, the greenhouse and the barn, lies within a large fenced garden with trees and ponds. The whole site is surrounded by fields, where the highland cattle and sheep typical of Scotland graze. The cottage is ideal for couples and families who would like to enjoy the Scottish landscape to the full. It was built in 2001 and fully renovated in 2012.

An electricity meter charged through cards supplies the cottage with electricity and hot water. The energy costs are not included, as they depend on individual use. On average the electricity consumption amounts to around GBP 20 per week.

All four houses lie amidst the beautiful Scottish landscape of Argyll, far away from roads and surrounding houses. Access to the farm is along the B45 from Taynuilt for about 9km to our entrance gate and from there a three-kilometre-long gravel track leads to the farm and its buildings.

“I can strongly recommend this beautiful place and the very well equipped house. Beautiful surroundings, very much off road, but quiet and astonishing views.
Very friendly owner, no complications and no disturbance.
Wifi is not accessible, but we did not miss it that much.
Great with washing mashine and well equipped kitchen.
We would come back, anytime, for sure.”

“Fantastiskt läge uppe i bergen, bara hedland runtomkring med får och highland cattle. Ett ställe som man helst skulle vilja behålla för sig själv :)
Fin stuga, känns lyxig, bra utrustad. "Västerländskt baddrumsstandard" men ej engelsk, känns som hemma.
Fastän avsides, så är det nära till Oban.
Ett helt otroligt ställe, som man verkligen vill återvända till.”
